About Us

Bolton Birch was established in 1981 and is the longest established firm of RICS registered chartered surveyors and commercial property consultants in Chester.

Occupying the above prime city centre offices overlooking Chester’s historic Roman Amphitheatre we specialise in the North West and specifically Chester, Cheshire, Wirral and North Wales  and in all sectors including offices, industrial, retail, leisure and commercial/residential development.

From large corporates and funds to private individuals we provide a complete service including sales, lettings and property acquisition, property management, lease renewals, rent reviews, RICS accredited valuations and general strategic advice on property investment/development.

To satisfy an increasing demand from clients for property management in 2016 we merged with Dodd Commercial, a niche firm specialising in commercial property management, which significantly increased our managed client property portfolio and added additional expertise in this expanding part of the business.

Our associated Windsor office primarily deals with business rates appeals and professional work and covers the whole of the UK.

The Team

Jonty Goodchild – Director – Industrial/Office Premises  –  jonty@boltonbirch.com

Jonty joined in 1995 and is now one of two senior director’s of the company. He specialises in the office and industrial sectors and has an extensive knowledge of property values and market conditions throughout the North West and especially Chester, Cheshire, Wirral and North Wales. His expertise is the sale, letting and acquisition of industrial and office property, he is an accredited RICS Registered Valuer and also specialises in rent reviews and lease renewals.

Jonty has over twenty years experience in our Chester City Centre office and during this time has built up a substantial contact base including property development and investment companies, agents, funds, landlords, tenants and Local Authorities.

Jonty has also developed a specific expertise in the sale, acquisition and bringing forward of residential and commercial development sites and can offer a full consultancy service in this sector.

Jonty holds both a BSc Honours Degree and a Masters Degree in Estate Management and was elected a Member of The Royal Institution of Chartered Surveyors in 1998.

Martin Dodd – Director – Property Management – martin@boltonbirch.com

Martin started his career at Mason Owens’s head office in Liverpool in 1994 and after a period in their investment department soon moved to the property management department where for over 15 years he was responsible for managing a varied portfolio of property across the Country on behalf of retained clients of the practice. In 2011 he set up his own business located in Chester trading as Dodd Commercial Property Management and Consultancy and he quickly expanded the business developing an extensive commercial property portfolio under his management

In 2016 the Dodd Commercial business merged with Bolton Birch significantly expanding the company’s portfolio of managed properties and increasing the expertise of Bolton Birch in this discipline. Martin is a director of the business and is responsible for the smooth running of the property management department and also handles rent reviews and lease renewals.

Martin holds a BSc Honours Degree in Urban Land Management and was elected a Member of The Royal Institution of Chartered Surveyors in 1997.

Richard Bolton – Retail – richard@boltonbirch.com

Richard spent his early years in practice within the high street retail department of the leading West End based practice of Conrad Ritblat, now part of Colliers and was elected an Associate of the Royal Institution of Chartered Surveyors in 1985.

Richard joined the company in 1982 and based in the Chester office focuses on high street retail agency and represents many local and regional retailers, acquiring and disposing shop premises, advising on landlord and tenant issues and also advising developers on retail led opportunities, both in and out of town.

Graham began his career in the District Valuers Office in Liverpool in 1966 where he specialised in compulsory purchase work, specifically dealing with compensation claims arising out of  land being acquired for the new Mersey Tunnel. Graham qualified as a Chartered Surveyor in 1969 and became a Fellow in 1976. Having joined Conrad Ritblat (now Colliers International) in 1973 to head up their Rating Department, Graham was made a Partner at Conrad Ritblat in 1977. During this period he acted for major clients and developed a speciality in dealing with leisure properties such as hotels, restaurants, cinemas, theatres, as well as normal commercial properties such as offices, shops and factories. He has appeared successfully at the Lands Tribunal on behalf of Sotheby’s and P&O Ferries.

In 1989 Graham entered into partnership with Simon Bolton to form Bolton Birch. In 1992 Bolton Birch expanded and Graham headed up the new office in the West End of London, which relocated to Windsor in 2001. Graham is a Member (Ex-Committee Member) of the Rating Surveyors’ Association and a Member of the Institute of Revenues, Rating and Valuation and as well as rating advice he specialises in lease renewals, rent reviews and compulsory purchase work.

John has a BSc Degree in Estate Management from Reading University and qualified as a Chartered Surveyor in 1972, becoming a Fellow of the Institution in 1984. He spent more than 25 years at the City of London firm St Quintin, now part of CB Richard Ellis, dealing with professional work including Planning, Taxation, Rating, Compulsory Purchase and Development Management. From 1990 John concentrated on Rating Consultancy dealing mainly with Central London offices as well as shop, warehouse and office properties countrywide.

In 1996 John left to set up his own practice and a year later he joined Graham Birch in the London (now Windsor) office of Bolton Birch where he has been dealing with a wide variety of Rating and Landlord and Tenant work. John is a Member of the Institute of Revenues, Rating and Valuation and of the Rating Surveyors’ Association.


Bolton Birch (Chester) Ltd (Directors – Jonty Goodchild and Martin Dodd), Richard Bolton and the Windsor Office of Bolton Birch (Graham Birch and John Brooks) all use the trading name of Bolton Birch but are separate legal entities and share no legal liabilities or obligations.
